Shopping center projects have turned into mixed used projects with many fictions about life rather than just meeting the needs of shopping, and have started to differentiate both in scale and concept. As a center of attraction, mix- used projects are becoming more and more popular with different functions and areas of use and reinforcing their place in urban life in line with the demands from the user and the investor.
Supported by residential, office, trade, entertainment and cultural areas, Otonomi Shopping Center has been implemented as a mixed-use project that can respond to the different needs and requests of different social groups with innovative solutions.
The project land, located in the rapidly developing Akyurt district of Ankara, is in a position to be reached by the metro line planned to be constructed and by the planned Esenboğa Rail System Project. It is obvious that the project, which is expected to be a center of attraction for the residents of the region as well as people who will use the airport , will increase the settlement, development and economic viability in the region.
shopping center block serves users from different ages and cultures with 3 basement floors, ground floor and 210 stores designed on the 1st floor, about 1100 m² social and cultural area, children's playground, recreation areas, places of worship, entertainment center, 2200 m² foodcourt area and 2450 m² terrace.
Unlike the closed AVM typology, as an extroverted structure that communicates with the city and its environment, offers open space shopping experience to the user with its frontal entry stores. Also the strong main circulation axis in which entrance of the stores , emphasizes street logic with its large gallery spaces and transparent cover over it in. The social and cultural area arranged on the main circulation axis is also an area that organizes the gathering / dispersion as a piazza within the structure.
The two-storey shopping mall mass, which is largely spread to the terrain, is fragmented in some places and both the structure was mitigated and the scale was added to the building. At the same time, a dynamic silhouette was created by constructing units of different heights. When the mass establishes a relationship with the city thanks to its frontage, it limits its relationship with housing and office blocks thanks to the closure on the back side.
Housing units consisting of 3 blocks consist of 108 units of 2+1 apartments in 85-95 m² and of 210 units of 1+1 apartments in 60 m². Housing blocks consisting of 2 basements, floors, 9 normal floors and one technıcal floor have a height of 45.00 m. Apartments which designed in accordance with the user's profile, thanks to rational plan solutions, open space usages, heating-cooling-ventilation systems are designed as more liveable places that bring user comfort to the fore. The space between the residential blocks and the shopping center is equipped with rich landscaping elements to create common green spaces that users need and a buffer zone is provided between different functions.
106 offices which their areas ranging in size from 60 m² to 130 m² are designed with a user-oriented, flexible planning approach. Thanks to the mass form designed as a triangular block, facade and daylight are maximized and advantageous interior spaces are created in offices. All facades are designed as glass so that the functional difference of the block from other blocks is emphasized.
